Trilogy

Trilogy

A landmark project on the Limassol seafront, Trilogy comprises of 3 high-rise towers of 35-40 floors each for apartments, offices and amenities. Our services on this project are Project Monitoring & Control on behalf of the financing bank, which we offer in collaboration with McBains (a prominent UK property and construction consultancy) who is leading this effort.

In close collaboration with CBRE, we were assigned the internal project manager role for the office fit out and relocation of EY’s main offices in Nicosia of approx. 4500m2 to a newly built location. Our assignment commenced at the concept design stage with communications with both the internal stakeholders and landlord. The project included procurement of fit-out materials and construction supervision.

IPH Distribution Centre

IPH Distribution Centre

The IPH Distribution Centre being the largest of its kind in Cyprus, entails a space of 3000m2 of freezer, refrigerator and ambient temperature spaces. We were assigned as the project managers during tendering and construction. As Project Managers we coordinated the contractor and specialized subcontractors for their timely execution. Due to current space restrictions, the relocation date had no flexibility and meeting the milestone date was critical. We controlled the delivery dates of specialized materials and ensured that the centre operated as planned.

Labs Tower

Labs Tower is a unique 20-storey mixed use building in central Nicosia made up of offices, catered apartments and amenities. For this project we offered Project Management support during the design and construction phases up to the completion of the structure erection.

The Courtyard

The Courtyard

The Courtyard is a large scale residential gated community development consisting of 66 apartments on 5 buildings within a space of 10.000m2 of landscaped greenery and a large basement to serve over 150 cars. As the project managers from the design stage, we organized design steering committee meetings and timeframe for the efficient management of the design and procurement process. The project is currently waiting permit approvals for construction to commence.

We were assigned to the project at the construction phase, and our scope was to ensure the timely delivery of the project within budget which was achieved. We also coordinated the site progress with the Audi Corporate Architecture team to ensure the international standards were adhered to, resulting in an overall rating of 89%. We also assisted in the final account closure and in obtaining all necessary permits.

Papaellinas Distribution Centre

We were appointed as project managers for the construction phase of the project. We supervised the construction process, suggested design improvements and authorized changes requested by the client effectively to ensure no project delays or cost over runs. We controlled costs and authorized payments. This resulted in successfully completing the project within budget and time and with significantly improved operational specifications.

Alektor Ktimatiki

Alektor Ktimatiki

We were assigned as the project managers for Alektor Ktimatiki, owner of a 1500m2 pharmaceutical warehouse (15-25C) which is being operated by one of the largest distributors in Cyprus, Marathon Distributors Ltd. The project entailed the design and construction of a similar adjacent warehouse to be joined to the existing and act both for expansion and redundancy.

Paphos International Airport

As the internal project managers of CTC-ARI Airports Ltd we managed the part renovation of the Pafos Airport main departures retail space. The assignment included the designing, sourcing and supervision of new furniture and builders works. The works took place in a live airport environment which involved engaging closely with the airport operator to ensure that safety and security measures were adhered to.

C.A Papaellinas Retail Shops

As the exclusive project managers for the client we manage all aspects of new retail stores in Cyprus including new builds and refurbishments. We effectively coordinate the design team very closely with the client’s team and subcontractors to eliminate uncertainties and minimize the refurbishment time and store closure. We create the budget and control payments during construction, and follow-up all post-construction issues for the smooth store operation.

PwC Limassol Offices

PwC Limassol Offices

We were commissioned by a prospective buyer for the property and we were assigned the technical due diligence which led to the property being bought with the tenant PwC in place. We have subsequently been assigned the supervision of the property’s maintenance schedule which we carry out through on-site visits and coordination with PwC’s technical team as the property’s tenants.

We were assigned by the client after his purchase of these 2 residential complexes off-plan. We were involved in all aspects of supervision of the project’s construction including payment approvals and ensuring the design team’s independent technical inspections. Due to the client’s remote location (UAE) we ensured that their interests were looked after and sent monthly progress reports and handled all issues including the projects handing over.

Protamare

A development consisting of 5 luxury beachfront villas in Protaras, we were the assigned project managers by the developer to manage the tendering of all subcontract items and client material changes. We coordinated technical issues with the project consultants and represented the developer in costing exercises and handing over.

Foodhaus

As the exclusive project managers for the 9No. Foodhaus stores in Cyprus undergoing full rebranding and renovation, we coordinated the design, procurement and construction process. We established a roll-out timeframe for the stores for a minimum store closure time which was met in each instance.

Napa High Cliffs Ltd

We were appointed as the client’s representative on this luxury front-line villa near Konnos beach in Protaras which was part of a developer’s gated community project. We represented the client in all technical matters and monitored the progress and quality of works with 2x weekly site visits. We integrated the client’s choices and changes and dealt with the financial aspects to deliver a superior end product.

We were assigned on this residential project from the outset and our involvement spans from the land purchase, concept design, construction through to the final hand over. We represent the owners at all stages and during tenders and decisions as their time in Cyprus is limited.

The Senior School, Nicosia

The Senior School, Nicosia

We were engaged in this project from the beginning and represented the client throughout the project to effectively relocate the existing Senior School to a new location at a specific pre-defined date within budget. We coordinated the design team and contractor’s team with the school’s staff to translate the school’s requirements and incorporated these into the project without delays. We authorized payments and represented the school at competent authorities.

Metlife Insurance

Metlife Insurance

We were commissioned by the client to act as their external advisors for all refurbishment works and improvements in their headquarter building. This included coordination of the refurbishment of two floors, the design and issue of planning permits for a ground floor extension and the energy improvement of the building to Category B. All designs were coordinated with Department Heads and all works were carried without a single day of operational downtime.
